As you know, site selection is critical to the potential success of a new store. American Dairy Queen’s Real Estate Managers and Lease Managers work with franchisees to review our standard site criteria and market trade area for development of DQ® Orange Julius® stores.Freestanding and Strip Center Locations
Our DQ Development Team works with franchisees interested in freestanding and strip center locations. They provide support in identifying potential trade areas as well as evaluating sites against our standard site criteria. After the potential trade areas that are available for development have been identified, you will submit a specific site for consideration. A review of your proposed site is completed and presented to our Development Review Committee.Site Criteria for Freestanding or Strip Center Locations

| Median Household Income: | Minimum of $30,000 |
| Drive-Thru: | Site can acquire drive-thru zoning approval |
Other factors considered include:
- Traffic for all critical day parts including afternoon and evening treat as well as weekend traffic
- Corner location or locations with great visibility and easy ingress/egress
- Close proximity to traffic generators including retail and residential
- Strip centers, store fronts and non-traditional locations will be subject to the above referenced market factors and design criteria, including logos
Enclosed Mall Locations
Maximizing space in high traffic mall environments with two great-tasting product lines makes perfect sense. In the mall environment, we maintain relationships and on-going contact with the major mall developers regarding potential sites in large regional malls. DQ consults with you on your lease negotiations and works with you to review potential sites for new locations. As a result of the wide variety of space size and configuration, a well as the various potential location positions, the DQ Development Team will provide support on site selection.
Site Requirements for Enclosed Mall Locations
- Class A mall with overall mall retail sales in excess of $300 per square foot (preferred)
- The mall must be a minimum of 600,000 square feet with three major anchors (preferably 850,000+ square feet of gross leaseable area)
- Store space of 600–800 square feet with a minimum of 18 feet of frontage
- Kiosk space of 240 square feet with 250 square feet of off-site storage
- High traffic area of the mall, preferably just outside the food court or near the center of the mall on a main mall corridor
- Class B and C malls with mall retail sales less than $300 per square foot will be considered based on overall economics and possible landlord incentives
DQ® will consider sites based on a combination of the above factors.
